We hope you're enjoying the holiday weekend! As summer winds down and fall approaches, here are a few updates from around our community.

🗑️ Holiday Trash Schedule

Due to the holiday, there will be no trash pickup Tuesday.

Please put your trash out Tuesday evening, no earlier than 6:00 PM, for pickup Wednesday morning.

Normal Tuesday morning trash pickup will resume the following week.

🚧 Road Project Update

The Board continues to communicate with Select Management, Engineering Technologies, and D&H Asphalt regarding the road project.

At times, we have received limited or conflicting information as the project has progressed, which has made it difficult to provide residents with as much advance notice as we would like. Please know that as soon as the Board receives confirmed information, we pass it along to you. Remember, the second phase begins September 15th and all vehicles on the unfinished half will need to be off the road by 7am.

Thank you for your patience as we continue navigating this project. We will provide additional updates as soon as they become available.

❄️ Looking Ahead to Winter

Believe it or not, snow will be here before we know it!

The Board is currently reviewing bids for this year's snow-removal contract and working with Select Management to improve upon last year's contract, including provisions for better ice management.

Once winter weather arrives, please avoid parking on the street during snowfall whenever possible. Keeping the streets clear allows the snow-removal crew to do a much better job.

Under the proposed service requirements, plowing will take place within several hours after we receive 2 inches of snowfall. We'll provide more information about snow removal and winter procedures before the season begins.

🏠 Fall Home-Maintenance Tip

Fall is a great time to tackle those home-maintenance jobs that are easy to forget.

One important one: When was the last time you had your dryer vent professionally cleaned?

Lint can accumulate beyond the lint trap and inside the vent leading outdoors, reducing dryer efficiency and creating a potential fire hazard. Consider adding dryer-vent cleaning to your fall maintenance list.

🔨 What's Next Around Quail Run?

Your Board has been busy taking care of improvements throughout the community. With no other major projects currently planned, we're turning our attention to some of the smaller items that need attention.

One upcoming project is gutter replacement. The existing gutters were not adequately sized for our roofs when the community was originally constructed. Because this will be a significant undertaking, we expect replacement to occur in phases to spread the cost over time.

We'll keep everyone informed as plans and scheduling develop.

If you've ever wondered where your HOA dues are going, financial statements are available to homeowners through Select Management.

🍲 From a Neighbor's Kitchen

Fall is the best time for soup, don't you agree?

Candace is sharing one of her favorites: homemade chicken stock for chicken noodle or chicken-and-rice soup.

Her method starts with a whole raw chicken simmered with vegetables and seasonings for at least three hours, or until the meat falls from the bones. After straining the stock, she pulls the chicken and saves the meat for the finished soup.

If the broth needs a little more flavor, add Better Than Bouillon chicken base a tablespoon at a time until it tastes right.

And the secret ingredient in the finished soup?

A splash of lemon juice! 🍋

Add a little, stir and taste. Add another splash if needed. It brightens up the entire soup without making it taste lemony.
